Since 1980, McAdam and Turnbull Realty have been providing property management services with a little difference - it is our belief that 'service should exceed your expectations'.

This means you get our knowledge and experience working for you, paired with our service focus to ensure you get the results you need.

You receive a hands-on approach when working with us. You are never just a number on the books – your property manager gets to know you, because if we know your expectations, we can meet them.

We understand the responsibility you give us by handing over the keys to your valuable asset and entrusting us with its future. We take that responsibility seriously ensuring you receive reliable, knowledgeable service.

You can easily access us when you need to. Our property managers take a pro-active approach, following our proven procedures to ensure tenants are the right fit for your property and potential problems are addressed before they can develop into issues.

Your property is listed across a range of digital and traditional media and leading real estate websites to ensure it is easily found by prospective tenants. This helps minimise vacancy, ensuring you get the consistent return you need on your investment property.

Property Management

Renting out your home:

Renting out your home is a big step. It can be emotional or simply overwhelming. We are here to step you through the process to make it as stress-free as possible. Our team are experienced and approach property management with the goal of meeting the specific needs of both landlords and tenants.

The McAdam and Turnbull team are professional, knowledgeable and friendly. We want you to feel comfortable and confident in having us managing your property. We realise our clients come to us with various levels of knowledge and experience of renting laws and processes. You can trust our local experience and knowledge to work for you.

There are three people in a successful property management relationship

When all three are work cohesively – everyone benefits. Our thorough tenant screening process assists you in selecting tenants who will respect your home and look after it whilst paying their rent. A good tenant who minimises wear and tear on your home helps to protect your capital asset.

Rent collection:

Our rent payment options ensure that tenants have varied flexible options so there are no excuses for not getting the rent paid on time, every time. This includes our preferred option of a recurring or initiated direct debit from a bank account or credit card, BPay or cash over the counter at Australia Post. Cheques and deductions from wages are also accepted.

Our property managers establish clear expectations for tenants when they move into your property. They are walked through their key responsibilities as a tenant so they are aware how to care for the property and their financial obligation to pay their rent on time. This process helps to ensure a smooth tenancy.
However, as much as we can look into their past, we can’t look into a tenant's future and the same stresses that effect society – effect tenants – i.e. job losses, relationship break ups, illness etc. It’s how we handle those issues when they arise that makes the difference.

We work for the property owner – clear and simple but that means working with the tenant too.

As a property owner you need to know that your property maintenance and repairs are serviced to the highest standard. We work with experienced local contractors to meet your needs for reliable and cost effective maintenance. Our contractors look for options that best suit your budget and provide competitive quotes.

Property Investors:

Property investors vary in their needs - we take the time to understand your investment goals and what you hope to achieve – it may be capital growth, rental income or a combination of different things.

Perhaps you want to fund future university fees, build superannuation, or are leaving town for a short term work contract and simply don’t want to sell your home.

What to consider

Click here for the list of questions you should ask a property manager before you engage them. We are happy to take the time with you to answer them, but the most important question we believe you need to ask before you engage a property manager and agency is;

“Can I trust them to look after my investment?”

Good communication, knowledge of renting laws, prompt reliable service delivered with friendly professionalism – all combine to make a good property manager, but effectively managing people makes a great property manager.

You can rest easy knowing McAdam and Turnbull Realty have taken the stress out of owning an investment home.

Only once you are satisfied in this, should you sign up with McAdam and Turnbull Realty. That means you have had all your questions answered, been provided with a rental appraisal, a clear strategy and feel that you can trust us to take the best possible care of your rental property.
